The end of the Home Information Packs?

The much criticised 'Home Information Pack' regime has been suspended by the Government as from 21 May 2010.

It had been a legal requirement that the seller of a residential property had to obtain a 'HIP' (containing title information, search results and an Energy Performance Certificate) prior to marketing the property for sale. Many property professionals felt that this discouraged potential sellers from putting their homes on the market.

Whilst there is no longer any need for the seller of a property to obtain a 'HIP', the requirement for an Energy Performance Certificate will remain. It is believed that the suspension may be followed by the formal abolition of the HIP regime, although legislation will be needed for this.

HIPs were intended to streamline the conveyancing process, but unfortunately, we at Swayne Johnson found that they had no real beneficial effect for clients. Our advice to clients was always - and remains - to contact us as the first step in the conveyancing process, whether you are selling or buying.
